Role Objective:
To generate sales through direct customer engagement, manage leads, conduct site visits,
and close deals while ensuring high customer satisfaction and strict CRM discipline.
Key Responsibilities:
Lead Management & Customer Handling
• Handle incoming leads from digital, walk-ins, referrals, and channel partners
• Ensure 100% lead registration and follow-up in CRM
• Understand customer requirements and suggest suitable inventory
• Build strong rapport with customers and address queries professionally
Site Visits & Sales Closures
• Conduct site visits, project walkthroughs, and presentations
• Explain pricing, payment plans, legal aspects, and project specifications
• Negotiate within approved price bands and close bookings
• Coordinate booking amount collection and documentation
Sales Targets & Performance
• Achieve monthly and quarterly sales targets
• Maintain healthy conversion ratios (Lead → SV → Booking)
• Regular follow-ups to avoid lead leakage or drop-offs
Documentation & Coordination
• Coordinate with CRM, legal, and finance teams for:
o Booking forms
o Agreement / Assignment agreements
o Payment schedules
o Ensure timely collection of documents and payments from customers
Customer Experience
• Provide transparent and ethical sales communication
• Support customers till agreement execution and handover to CRM team
• Resolve customer concerns to ensure positive referrals
Market & Product Knowledge
• Stay updated on competing projects, pricing, and market trends
• Communicate feedback to management for strategy improvement
Key Performance Indicators (KPIs)
• Number of site visits conducted
• Monthly bookings & revenue achieved
• Conversion ratio (Lead to Booking)
• Follow-up efficiency and closure time
• CRM accuracy and reporting discipline
Required Skills & Competencies
• Strong communication and persuasion skills
• Customer-centric approach
• Negotiation & closing ability
• Good follow-up and time management
• Basic knowledge of RERA and real estate documentation
• Ability to work under targets and pressure
Optional Add-on (For Sales Manager Role)
• Team handling and mentoring sales executives
• Daily reporting, target allocation, and performance tracking
• Escalation handling and deal approval coordination
Qualification
Graduate / MBA (Marketing or Sales preferred)
• Sales Executive: 1–4 years
• Sales Manager: 5–10 years (Real Estate preferred)
